Rumors of a new mobilization wave have Russians relocating to Georgia, Armenia, and Serbia again, real estate agents in Tbilisi tell Meduza, even though Vladimir Putin has dismissed the talk as nonsense and says no draft is needed right now.

Agents describe a surge of panicked, budget-conscious renters since late July, many in their twenties with no experience apartment hunting, pushing rents from around $600 up toward $900 in some Tbilisi districts. More than 37,700 Russian citizens already live in Georgia according to government statistics, a legacy of the larger 2022 exodus.

One agent expects the current rush to fade within months as many renters plan only a brief stay, though she also expects prices to keep climbing regardless.
